A Fire Risk Assessment is a comprehensive evaluation of a property’s fire safety measures and identifies potential hazards and risks. This assessment helps to ensure that the necessary precautions are in place to prevent fires and minimise damage in the event of a fire.
Fire Risk Assessments are crucial for ensuring the safety of your property, employees, and customers. By identifying potential fire hazards, you can take steps to minimise the risk of a fire occurring. This can include providing additional fire safety precautions such as fire extinguishers, fire alarms, and emergency lighting, as well as ensuring that employees are properly trained on fire safety procedures.
Fire Risk Assessments are also a legal requirement in the United Kingdom. Failure to comply with these regulations can result in fines or even imprisonment, as well as putting the safety of your occupants at risk.
Amendments to overarching fire safety legislation were made in October 2023. Now, all businesses, regardless of size, must legally have a fully documented Fire Risk Assessment.
You must undertake and fully document a Fire Risk Assessment to determine the suitability of the existing fire safety arrangements and the minimum fire precautions required for life safety.
Providing that the final document is suitable and sufficient, the responsible person can carry out the Fire Risk Assessment by following the relevant guidance on the government website.
However, if you appoint your Fire Risk Assessment to others, you have a legal duty to use a competent person, which is typically where a fire risk assessor would come in. You must do your due diligence on your appointed fire risk assessor to ensure that they are competent to advise you. There have been numerous instances where both the responsible person and their appointed fire risk assessor have been prosecuted under the fire safety legislation.
